Bel Air Estate Technology and Home Automation
An estate is many buildings. It should feel like one home.
We design the light, sound, air, security, controls, and other technology of Bel Air estates as a single system, from the main house to the guest house, the pool, and the grounds. We've done it at 25,000 square feet. We design it, build it, and measure the result.

Scale changes everything.
More rooms, more systems, more ways for them to fall out of step.
In a large home, the lighting, audio, climate, shading, and security are often designed by different people at different times. The result is a house with five apps and keypads nobody remembers. Canyon sound and the 405 carry into bedrooms. Designed together, all of it settles into the background and the property feels calm.
A method made for complex homes.
Created at Blend, with the software to carry it out.
UX for Spaces, our design method, sets human performance targets for every space and designs each system to meet them, which matters most when there are dozens of spaces. Particle, our acoustics software, predicts how each room will sound before it's built. Aperture, the design platform we created, is used by the Calm Tech Institute.

Every space on the property has a brief.
From the primary suite to the pool house.
We set measurable targets for each space: quiet in the bedrooms, reference sound and darkness in the cinema, coverage across the grounds, light that shifts through the day in the main rooms. Systems are chosen to meet those targets, and we verify each one after construction.

Jimmy Powers, founder.
A systems architect for homes at this scale.
Jimmy has about 25 years of designing and building technology in homes and buildings, including a 25,000 square foot estate here in Bel Air. He is a Crestron Certified Technology Architect, an HAA-certified acoustic consultant, a certified UX designer, and a Recognized Design Partner of the Calm Tech Institute, and he created UX for Spaces, Particle, and Aperture. Blend is a licensed C-7 contractor and an authorized Control4 and Lutron dealer.
The whole property, from one keypad.
Simple at the surface, serious underneath.
One press sets the estate for evening: lights across the house and grounds, music by the pool, gates and cameras watching quietly. Family, guests, and staff each get the controls that fit their role. The network reaches every building. We monitor the systems remotely and often fix things before anyone notices.

A complete plan for a complex property.
Briefs, coordinated drawings, and a documented finish.
Every space gets a written brief. Your architect and builder get drawings that place every keypad, speaker, shade pocket, rack, and conduit run between buildings. At completion we measure, calibrate, and document the entire system, then care for it for the long term.
On an estate, early planning saves the most.
Conduit, equipment rooms, and isolation all start on paper.
The runs between buildings, the equipment rooms that keep systems cool and serviceable, the isolation that keeps a cinema silent above a bedroom. At this scale, each of these is a small line on the plans or a major change in the field.

One more expert on your team, coordinating the rest.
We work within your architect's vision.
We coordinate with your architect, builder, interior and lighting designers, and landscape team, so the technology appears only where the design wants it. We work throughout Bel Air, including East Gate, West Gate, Stone Canyon, and Bel Air Crest.
Spaces we've shaped.
In Bel Air, a 25,000 square foot estate where forty audio zones and the entire property answer to one keypad.
Elsewhere, a 54-seat private cinema in Westlake, a Dolby Atmos creative campus in Miami, a Camarillo private club run from one interface, and residences in Brentwood, Cheviot Hills, Topanga, and Calabasas.
